It’s time for another solo episode with Kendall! In this episode, he is talking about some of his favorite things—diversifying your investment portfolio and the role real estate can play.
There’s a lot of talk about whether or not you should view real estate as a good investment. Some people say it’s a ton of work while others say it’s a passive investment. While this isn’t something that 210 Financial focuses on extensively, Kendall has invested in real estate and is sharing his thoughts on what you should consider.

1) Real estate is a very hands-on investment. This isn’t the type of investment where you purchase a property and then walk away. There are many tasks you have to stay on top of such as repairs, management of tenants, taxes, and basic maintenance in order to make it a worthwhile investment over time.
2) Know how to use, and not use, the leverage from real estate. When you own a property, you have access to additional cash by borrowing against the property. However, you have to be cautious and understand the risks involved. It is very easy to dig yourself into a hole that doesn’t account for risk, such as losing a tenant. You always want to consider how much risk you are taking on when borrowing against an asset.
3) Do your research. Real estate can be a smart investment if you know what you are getting into and what you want out of it. That’s why it’s so important to do your research before you decide to invest in real estate. Ask yourself, How am I hoping this will benefit my overall financial plan?
